The Free Pest Inspection That Reads What Others Miss
A licensed home inspector gets into your crawlspace and your attic — the two places rodents live and the damage hides. You get the rodent answer, a written plan with real numbers, and an honest heads-up if he sees anything that isn't pest related. Never a sales pitch.
What happens during the inspection
Not a salesperson with a clipboard — a licensed home inspector (WA License #26008827) who reads structures and rodent evidence. This is a pest inspection, not a home inspection:
- Crawlspace: full entry — vapor barrier condition, soil moisture, wood decay and fungus, joists and sill plates, plumbing penetrations, vent screens, and any rodent runways, nesting, or droppings
- Attic: insulation condition and contamination, sheathing and roof-deck staining (the telltale sign of slow leaks), ventilation and bath-fan ducting, rafter and truss framing, and every possible entry point along the roofline
- Exterior: foundation, siding-to-roofline gaps, vents, eaves, plumbing penetrations, vegetation touching the structure — the map of how rodents get in
- The rodent read: whether it's mice or rats, how long they've been there, roughly how many, and where they're entering — read from the signs they leave (droppings, gnaw marks, runways, nesting), since we don't always find the animal itself
- Anything else: this is a pest inspection, not a home inspection — but your inspector is licensed in home inspection, so if he notices something that isn't pest related, he'll tell you rather than leave it unsaid
Then you get one of three answers
- Rodent problem? A written trapping, sanitation, and exclusion plan priced from our published rate card, with the re-inspection visits built in.
- Something that isn't ours? Roof leak, plumbing defect, structural concern — we refer you to the right trade, no commission games.Optional side note: re-inspection of other people's work is $150 if you'd like us to verify a trade's repair before we seal — not required, not expected, just ask.
- Nothing serious? We tell you that too, with any DIY fixes worth doing — a $12 tube of caulk and better food storage is a perfectly good outcome.
