Pricing questions

Is the inspection really free?

Yes — $0, no obligation. The inspection itself is always free: we inspect, tell you whether it's mice or rats (read from droppings, gnaw marks, and runways — we don't always find the animal itself), and hand you a written plan priced directly from the rate card above. Trapping and the scent barrier are not free — they're included when you buy a full clean-out (attic or crawlspace). You can book with us, do it yourself, or walk away. All three are fine outcomes for us.

What's included in a full clean-out?

Trapping and the essential-oil scent barrier are included with the full attic or crawlspace clean-out, on top of the clean-out work itself. Important: if you buy a vapor barrier replacement on its own, that does NOT include trapping or the scent barrier — those come with the full clean-out only.

What does a re-inspection cost?

Re-inspecting our own trapping and exclusion work is always included — no charge. If you'd optionally like us to verify a referred trade's repair (structural, roof, or plumbing work we sent you to) before we seal, that's a $150 visit — we're not a structural repair company, so it's separate from the pest service. It's not required or expected; most customers skip it.

Do you offer general pest control (ants, wasps, bed bugs)?

Not at launch — our scope right now is rodents and moles: inspection, trapping (outdoor stations and indoor), mole eradication, clean-outs, exclusion, and an essential-oil scent barrier. That's a deliberate focus, not a permanent limit. If you need ants, wasps, or bed bugs handled, we'll refer you to a good local company, no commission. We may add general pest services down the road.

Trapping stations or the scent barrier — which do I need?

If you have active rodents, trapping stations ($40 per station setup, then $60/month for biweekly checks, covering up to 10 traps per property) remove the population. The scent barrier ($70/month flat, sprayed monthly) is repellent-only — no traps — for keeping the perimeter unattractive once things are quiet, or as a lighter-touch prevention. The combo ($120/month plus station setup) does both: spray once a month and traps checked twice a month, still up to 10 traps per property. Many customers start with trapping and drop to the barrier after the space is clear. The free inspection tells you which one your property actually needs.

Do I own the trap stations? Can I cancel?

Yes and yes. The $40-per-station setup buys the stations — they're yours. Every monthly service cancels anytime, no contract, no early-termination fee. If you cancel, we hand you the keys to the boxes so you keep full use of the stations you paid for.

Why are prices listed as "from"?

The monthly service rates are flat, but clean-outs and one-time indoor trapping are quoted per property: attic and crawlspace size, accessibility, and how much contamination is present genuinely change the job. Your free inspection confirms the exact price in writing before any work starts — nothing is quoted off-card without a written estimate you approve first.
