Crawlspaces and attics are our whole trade — inspected by a licensed home inspector, fixed at the source, and verified afterward. Our launch services: trapping, exclusion, clean-outs, mole control, and an essential-oil scent barrier. Everything below has a published price on our pricing page.

Rodent Trapping & Exclusion (Crawlspace & Attic Specialists)

Rats and mice are the most common structural pest in our region, and they live where you don't look: the crawlspace, the attic, the wall voids between. Trapping alone never solves them. Our program is inspect & trap, sanitize, exclude, then re-inspect to prove it held — and every inspection is performed by a licensed home inspector who reads the whole crawlspace or attic, not just the droppings.

  • Free thorough pest inspection — crawlspace, attic, and the exterior envelope, plus entry-point mapping and an honest heads-up if he notices anything that isn't pest related

Our rodent reports go beyond an eyeball: you get a photo-documented, per-area inspection report so you can see exactly what we saw, where we saw it, and what needs fixing.

Mole Service

Moles tunnel through lawns and landscape beds in search of insects and grubs — and a single mole can push up a dozen runs in a week. Our mole service comes with a one-year promise: see new mounds and we come back, with up to three visits included in the $450 price.

Crawlspace & Attic Clean-Outs

When rodents have lived under or above your home, waste and destroyed insulation don't just smell — they keep attracting the problem back. We restore the space so the exclusion work lasts, and we catch the conditions that let them in. A full clean-out includes trapping and the scent barrier.

  • Crawlspace clean-out — full debris and waste removal, sanitizing, rodent-proof 10-mil vapor barrier replacement sealed to the foundation walls, and vent screening
  • Attic clean-out — contaminated insulation removed and replaced with fresh borate-treated blown-in insulation brought up to code, which pests won't nest in
  • Secondary inspection after referred repairs — a roof vent, plumbing penetration, or siding repair has to be done right before we seal itOptional: we can verify a trade's repair for $150 (we're not a repair company) — not required, just ask.

We Find It, We Route It: Honest Trade Referrals

A licensed home inspector walking your crawlspace, attic, and exterior envelope notices more than rodents: a slow plumbing leak, a roof leak staining the sheathing, a bathroom vent that was never ducted outside. Our inspection is a pest inspection, not a home inspection — but when he sees something that isn't a pest problem, he tells you, and we refer you to the right trade and take no commission for it. If we can handle it ourselves, we say so, priced from our published list.

Our Service Scope at Launch

At launch, Snappy is focused on rodents and moles: inspection, trapping, exclusion, clean-outs, and an essential-oil scent barrier. That's a deliberate scope — it's what we can do exceptionally well right now. Need ants, wasps, or bed bugs handled? We'll refer you to a good local company that does — no commission, no hard feelings. We may add general pest services down the road; when we do, it'll be announced here.

Free Inspections by a Licensed Home Inspector

Every service starts here, and it costs nothing. A licensed home inspector — not a salesperson — gets into the crawlspace and the attic and tells you exactly what he found. Rats and mice, yes. This is a pest inspection, not a home inspection: if he also spots a plumbing, roof, or ventilation problem, he says so and we refer you to the right trade. You get a written plan with prices from our published price list. You are never pressured to book — many free inspections end with "here's how to handle this yourself."
